Message from the director Joe Stalzer

Joe StalzerThank you for taking the time to visit the AHCDC website, a great resource to learn more about who we are and what we do. Since 1992, AHCDC has provided affordable housing and services for those who need it most--moderate and low-income families, seniors, and people living with HIV/AIDS. Our mandate is to not only offer a decent place to live with support services, but to help create a sense of community. And with over 600 affordable housing units in our portfolio, I believe we’ve been successful in that.

Now, more than ever, there’s a great need for affordable housing, particularly in this economy, and AHCDC plans to continue its mission to provide such housing. A big part of our success involves working in partnership with other organizations. These include local and county government agencies, finance and consulting companies, and non-profit groups. We collaborate with partners who provide financial and legal advice, funding, property development and management, and social services of all kinds. Our partners are incredibly valuable to us.

It takes an enormous amount of work to go from the planning stages all the way through to the day when a resident walks into their new home for first time. The challenges, at times, seem insurmountable. But working side-by-side with others gives us hope that we will accomplish our goals, and provides us the resources to actually succeed.

AHCDC was established  to provide low and moderate income families and senior citizens with decent, affordable housing. 

AHCDC continues to fulfill this commitment through direct property development and ownership, social service coordination, arrangement and provision of financing, and by offering a variety of real estate consulting services to public agencies and charitable organizations.

The organization is currently focused on meeting three significant challenges faced by the affordable housing community:

  • Preserving affordability in existing properties where use restrictions are set to expire and conversion to market rate would otherwise ensue.
  • Expanding the supply of quality, community-enhancing rental housing through conscientious design principles and collaboration with local governments.
  • Partnership with established service organizations to expand the supply of service-enriched housing for special needs segments of the population.

AHCDC is addressing these issues through property acquisition, financial restructuring, and asset management advisory services.  

Currently, AHCDC owns and operates more than 600 units in five affordable housing communities, including Laguna Senior Apartments, Bixel House, Monte Alban Apartments, Tulare Apartments; and Entrata Mixed-Use Apartments. 

Affordable Housing CDC, Inc. (AHCDC) is a California non-profit public benefit corporation formed in 1992.  The organization has been granted tax exempt 501(c)(3) status by the IRS and State of California.
